RELOCATION SERVICES
INCOMING RELOCATIONS
Provide our bilingual and experienced agents the opportunity
to offer helpful insight on the local and neighborghing
schools, governmental agencies and current market situation
so the relocating family can better understand the available
choices and options.
When receiving information on a transferee and a referral
fee has been determined and agreed upon by the referring
company and Tierra Del Sol, one of our executive assistants
will contact the transferee to determine the needs and
the available options that are best suited to their
relocation. (Schools, driving commute, financing, affordable
housing, etc.)
Once the initial contact has been made, TDS will assign
a full-time agent to dedicate him or herself to the
process of assisting the relocating family. Once assigned,
the agent will make contact within a 24-hour time period
to schedule a home finding date and make all arrangements
to service them responsibly and professionally. This
service may include and is not limited to area tours,
neighborhood orientation and property viewings including
MLS and non-MLS listings belonging to other area brokers.
OUTGOING RELOCATIONS
TDS provides complimentary Broker's Price Opinion and
Market Analysis. Our vast experience in assessing Relocation
properties will alert the sellers of potential problems
that could affect the smooth salability and/or potential
financing. (I.e. Property encroachments, obsolescence's,
etc.)
On contracted services, TDS will on a monthly basis
provide updated reports such as new comparable listings
and property sales and island market trends that may
affect the property marketability. We will also include
in the report changes in governmental procedures, island
economy, employment rate, etc.
TDS's objective, to reach a prompt and fair market value
that will insure the immediate sale and maintain the
profitability of the listed property.
When working with relocation companies, TDS on a contractual
agreement that insures maintenance reimbursement will
assume the responsibility and payments on the property
maintenance. Property maintenance to be described as
follows:
- Securing of the subject property
- Interior and Exterior cleaning and maintenance
- Connecting of the Property Utilities in the name
of TDS
- Vacancy reports and estimates of required or suggested
repairs submitted in a responsible manner
- Assistance in obtaining any & all necessary
inspections: Termite, home, roof and septic tank
- Subject property ledger updated every 15 to 20 days
with documentation and proof of incurred expenses
and payments.
All of which are properly processed and forwarded according
to the contracted relocation company and the subject
property specifications. Invoices are sent to the relocation
company on a COD basis. Because we are aware of the
many departments and variable company procedures, a
25 to 30 day grace period is allowed.
